Roof Replacement Questions
Do I need a new roof or just a repair?+
Granule loss collecting in the gutters, shingles curling or cupping across a whole slope, and daylight visible in the attic point toward replacement. A handful of shingles missing after a storm usually does not. Chris gets on the roof and tells you which one you are looking at. We would rather sell you the repair you need than the replacement you do not.
What is included in a full roof replacement?+
Tear-off of the existing layers, deck inspection with any rotted sheathing replaced, WinterGuard ice and water barrier at the eaves and valleys, synthetic underlayment across the field, purpose-built starter shingles, CertainTeed Landmark architectural shingles, ridge vent with matching hip and ridge accessories, and full cleanup including a magnet sweep of the lawn and driveway.
How long does a roof replacement take in Chester County?+
Most standard residential replacements run one to a few days depending on size, pitch and weather. You get a specific timeline in the written proposal. We do not start a tear-off we cannot dry in the same day.
Do you replace roofs in the winter?+
Yes. Pennsylvania freeze-thaw is the reason the ice and water barrier matters in the first place. We adjust the install for temperature, hand-sealing where the cold keeps shingles from sealing on their own, and we do not tear off during active precipitation.
Why does the underlayment matter if nobody sees it?+
The shingles are the wear layer, not the waterproofing. WinterGuard at the eaves and valleys is what stops ice damming from pushing water back under the deck. Leave it out and the roof still looks right on day one, then fails at the first hard winter. That is usually where a cheaper bid found its savings.
